Booking Conditions

Deposit: A deposit of 200gbp or $300 is required when booking your holiday villa. As soon as this deposit is received your booking will be confirmed.Our villa is reserved on a first come first serve basis and no reservation is confirmed until the deposit has been received and confirmed. The balance of the rental cost will be required 2 months prior to your rental period commencing. Bookings made within 2 months of your vacation commencing require the full amount to be paid when the reservation is made, Payment can be made by cheque or bankers draft in GB pounds or US Dollars. We can also accept credit and debit card payments or payments via Paypal subject to a 3% charge.
 
Security Deposit: When renting our property you are expected to ensure that you party members act responsibly and respect the property and its contents. A security/damage deposit of 200gbp or $300 is required to be paid along with your balance payment to guard against any damage done to the holiday villa during your occupancy. The party leader agrees to accept full liability for all loss or damage caused by any member of their party,during the occupation of the villa and confirms that the FULL cost of repair or replacement will be met. The security deposit will be returned to you less the cost of any breakages, loss or damage (if any) after your holiday has ended. It is the local property manager that determines the return of your security deposit.
 
Cancellation: Should a cancellation be necessary then your deposit will be lost. should the cancellation occur after the balance has been paid then the full amount will be lost. We strongly advise that you take out some form of travel/trip insurance as soon as your booking is confirmed to safeguard you against any cancellations for reasons beyond your control. If a client does not pay the balance when it becomes due then we reserve the right to cancel the booking and retain the deposit. In the event of a cancellation then any security deposit will be returned to the client.
 
Occupancy: The Villa is usually ready for occupancy from 4;00pm on the day of arrival and needs to be vacated promptly by 10:00am on the day of departure. If you have a late flight you should consider reserving the villa for an extra night or pre arranging a late check out if possible (there may be an extra charge for this). Every villa has a rental license stating the maximum number of guests and over occupancy of our villa will not be permitted. The property manager has a duty to enforce the stated maximum occupancy and will do so.
 
Conduct: Your Holiday villa is located on a nice quiet residential estate where your neighbours maybe Florida residents. We ask that you act in a considerate and courteous manner to your neighbours. We expect you to have fun but request that you noise be kept to a minimum during early mornings and late evenings, particularly around the patio and pool. Please treat the home with respect and be aware that any damage you cause will be charged against your security deposit.
 
Pools and Pool Heating: please note that the pool is a free facility included along with the home you are renting, The pool has a heater which can be switched on at an extra cost, this also sevices the spa. In occasional severe winter weather conditions it is possible that the pool heater may not be able to maintain the water at a temperatureof 80 degrees, this does NOT constitute a malfunction. Any issues with the pool heating should be directed to the local management company whilst you are in attendance at the villa, so that they can deal with your concerns. Your villa is fitted with an alarm on all the doors leading to the pool which is for the safety of you and your guests especially young children. This is Florida Law,  Please do not tamper with them. If you are unsure how to operate these alarms please read the instruction manual or call the local property manager.
 
Maintenance: Our rental home is maintained by a local property manager, All breakages, accidents, problems  and losses must be reported to the local management as soon as they occur so that they can be attended to. As with any home, appliances will from time to time malfunction and may need repair, the local management company will use their best endeavours to have any problems rectified as quickly as possible. Repair times may be dependant on third parties such as utility companies. Access to the rental home may be required by authorised maintenance personnel during your stay. No complaints will be entertained if they have not been brought to the attention of the management company so that we have had the opportunity to rectify them whilst you are in residence.
 
Force Majeur: We will not be liable for problems or delays caused by strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, tornadoes, hurricanes, transportation problems, airport closures, weather conditions or any other event beyond our immediate control. We suggest that you take out adequate travel insurance to cover such eventualities.
 
Liability: In the event of any problems whatsoever our total liability will be limited to the rental amount paid by the client.
 
Villa Details: We try to keep these as up to date and accurate as possible , we cannot guarantee 100% accuracy as we may need to change furnishings and decor as required, due to wear and tear.
 
Pets: Pets are not permitted in the villa without prior written consent. This is primarily othen the property out of consideration for future guests who may suffer from allergies etc. If pets are found in the villa then the property manager or their representative has the right to have them removed from the property. The security deposit will be forfeited and guests may be required to vacate the property with no refund of monies.
 
Smoking: Smoking indoors is not permitted. Smoking is allowed in the garden, patio and Pool areas. The Villa is fitted with smoke detectors which will activate if guests attempt to smoke anywhere in the villa. Guests found smoking inside the villa will forfeit their security deposit. 
 
Check out: Check out is at 10 am other than by prior arrangement. Late checkout will result in a charge against your security deposit determined by the local property manager. The villa instruction manual will detail what you are expected to do when checking out, usually loading and starting the dishwasher and washing machine with the first load of washing.
 
BBQ's: Please leave the BBQ in a clean and useable state for our next guests as you may be charged a cleaning fee if it is unuseable.
 
Locating Your Villa: Providing you have paid  and approximately 2 weeks prior to your booking we will send by email, the address of your villa, driving directions, and access codes to retrieve the keys from the lockbox located at your villa. Please do NOT travel without this information as you will not be able to locate or access your villa. If you do not receive this information please contact us at least 72 hours before your journey commencing.
 
Parking and vehicles: We have parking for 2 vehicles. we also have a 2 car garage with electric garage door for your use.
 
General points: Swimming pools are great fun and few people would choose a holiday home in Florida without one. However they are an obvious source of DANGER especially for young children. We cannot accept any liability whatsoever for any injury caused as a result of use of the swimming pool. You are particularly advised NEVER to allow children to use the pool unsupervised.
